Both — and that's the point. SILA GREEN REAL ESTATE L.L.C. is a fully licensed, RERA-compliant Dubai brokerage. SILA Direct is the platform layer built on top of it: AI verification, deal room and direct-access transactions. The license is what lets us run a direct model safely, with full DLD and trustee coordination behind every deal.
Through eight transparent, itemised fees — listing, verification, transaction support, buyer protection, mortgage revenue, developer access, premium listing and a small fixed success fee. Each is tied to a named service and priced in the open. We earn on scale and the number of completed transactions, not on the maximum percentage from any single deal.
Every property runs through a structured verification stack before it reaches a buyer: Verified Seller (ownership and document confirmation), Verified Property (title deed, mortgage status, restrictions and encumbrances), Verified Documents and Verified Price Range (AI valuation against the live market). Only verified listings are published — it's a curated transaction environment, not an open directory.
The Deal Room handles the full process — NOC management, Form F preparation, KYC/AML compliance, payment-milestone tracking, trustee coordination and DLD registration. A direct transaction on SILA Direct is as documented and complete as one run through a full-service agency; the difference is transparency and a fixed fee instead of a hidden percentage.
On off-plan transactions, the developer normally pays a percentage commission to the introducing agent. SILA charges the developer a fixed service fee instead — and part of that saving can flow back to the buyer as a discount, fee waiver, unit upgrade or a more favourable payment plan, wherever the developer allows it. The buyer connects directly to the developer's sales team through the platform.
The platform and AI agents operate primarily in English and Russian, with Arabic support in development. The Creative Lab content arm produces material in Russian, Arabic, English, Hindi and French — so international investors can research and transact in the language they're most comfortable with at every touchpoint.
